Dubai rents are finally coming down. A new 1-bed lease in Downtown Dubai now costs 16% less than it did a year ago. The figures come from registered Dubai Land Department (DLD) contracts for July to September 2026, compared with the same months of 2025, as reported through Bayut TruView.

What does a 1-bed cost in Dubai now?

Average new 1-bed lease per year, July to September 2026:

Dubai Hills Estate AED 90,156
Dubai Marina AED 87,437
Business Bay AED 87,145

How much have 1-bed rents fallen in a year?

A year ago, every one of the areas with a comparison cost more:

Area Jul-Sep 2025 Jul-Sep 2026 Change
Downtown Dubai AED 122,519 AED 103,188 -16%
Dubai Marina AED 101,223 AED 87,437 -14%

How far apart are the areas?

The gap between areas is large. A new 1-bed in JVC averages AED 68,384 a year and on Palm Jumeirah AED 143,915, a difference of AED 75,531. Downtown (AED 103,188) is AED 15,751 a year more than Dubai Marina (AED 87,437), and Business Bay (AED 87,145) is almost level with the Marina. If your budget is fixed, comparing neighbouring areas can save more than haggling in one.

Why are Dubai rents falling?

Tenants suddenly have more choice. Comparing this summer with last summer, the number of new 1-bed leases rose 46% in Dubai Marina, 37% in Downtown and 119% in Dubai Hills. More flats are being let, and prices are giving way.

Is this the same as asking rents?

No. These are registered new leases, meaning what tenants signed. Listing sites such as Property Finder report median asking rents for all apartment sizes, and those fell by even more in Downtown in Q3 2026. The two measures differ, so use both as a guide and check your own building.

Is the fall the same everywhere?

No. Downtown fell most (16%), then Dubai Marina (14%), Palm Jumeirah (10%) and Dubai Hills Estate (9%). The Palm’s luxury market also eased, which suggests the trend is not limited to cheaper areas.

What does it mean for you?

  1. Renewing: check your flat on the DLD Rental Index before you sign.
  2. Moving: use these averages to negotiate. New 1-bed leases are down by up to 16%.
  3. Buying to rent out: run the numbers on today’s rents, not last year’s.

These are averages, and individual flats vary. The best deal goes to the tenant who checks first.
