JVC: homes at AED 1,480 a sq ft, up 4.1% in a year
JVC logged 11,467 registered sales in 12 months, at a median AED 1,480 per sq ft, and a new 1-bed lease averages AED 68,384 a year.
Jumeirah Village Circle, known as JVC, recorded 11,467 registered sales in the 12 months to 16 October 2026, at a median of AED 1,480 per sq ft. That is 4.1% higher than the median of the 12 months before. It is one of the busiest residential communities in Dubai, and one of the few with a Nakheel-built mall in the middle of it.
How much does a home in JVC cost?
The median registered sale price is AED 1,480 per sq ft. This is the median over the 12 months to 16 October 2026, for all residential types (apartments, villas and townhouses, off-plan and ready), from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations. These are registered prices, not asking prices.
The 4.1% change compares that median with the previous 12 months. It moves with the mix of homes sold, so it is not the same as the price rise of any single flat. A large part of recent JVC sales is new off-plan stock, which can shift the median. We rate our confidence in the price figure as high.
What is the rent in JVC?
A new one-bedroom lease in JVC averages AED 68,384 a year. This is based on DLD-registered new one-bedroom leases signed in July to September 2026, reported through Bayut TruView. A year-on-year change for JVC is not published, so we do not quote one. Registered leases are what tenants actually signed, which is why they can differ from the rents you see advertised.

Is JVC freehold and who builds there?
Yes. A Khaleej Times report describes JVC as a freehold master development by Nakheel, launched in 2005, covering more than 870 hectares between Hessa Street and Al Khail Road along Sheikh Mohammed Bin Zayed Road. Private developers such as Binghatti have since launched towers on plots in the community. Circle Mall, built by Nakheel, opened in April 2021 and covers 532,000 sq ft, with Spinneys, Nesto Hypermarket and Daiso among the first tenants. Nakheel said at the time that about 95,000 people lived in JVC.
Is JVC well connected?
JVC does not have its own Metro station. The nearest Red Line stations include Mall of the Emirates and Dubai Internet City, reached by RTA bus route J01, by car or by taxi. By road, JVC sits between Al Khail Road and Sheikh Mohammed Bin Zayed Road. Dubai Hills Mall, with more than 650 outlets, is about a 12-minute drive away, according to Engel & Völkers.
What are the schools and parks like?
JSS International School (Indian curriculum) is in JVC, and Sunmarke School (British curriculum) is in neighbouring Jumeirah Village Triangle. Arcadia School is nearby too. Nakheel reported 33 landscaped parks in JVC in 2021. Check the latest KHDA inspection report for any school before you choose.
Who is JVC best for?
First-time buyers and investors who want a freehold flat at a lower price per sq ft than the established waterfront districts, and tenants who want newer buildings at a lower rent. Young families will like the parks and Circle Mall. Anyone who commutes by Metro should count the bus or taxi leg.
What are the trade-offs?
There is no Metro station in the community, so most residents drive, and Sheikh Mohammed Bin Zayed Road can be busy at peak times. Many towers are still being built, which means construction nearby and a supply of new flats for tenants to choose from. Because many recent sales are off-plan, check each project’s handover date and payment plan with the developer and its escrow account.
