One number per area, from real deals
Every number here is a median of homes that actually sold and were registered, not homes listed for sale.
ppsf = median registered sale price per sq ft (AED) over the last 12 months, all residential property types in the community (apartments, villas, townhouses; off-plan and ready; sales only, not asking prices), from DataHabibi's analysis of Dubai Land Department sales registrations. chg12 = change in that median versus the previous 12-month window as published (a median shift, so it moves with unit mix). rent1 = average annual rent of a new 1-bed apartment lease; see each area's rent_basis. Null means no sourced figure; nothing is estimated.
Sales: rolling 12 months to 16 Oct 2026 (DLD registrations). Rents: Jul-Sep 2026 (DLD new 1-bed leases) where rent_basis says so; Deira, Al Barsha and Dubai South rents are June 2026 advertised prices.
- The deeper the gold, the higher the median price per square foot.
- The 12-month change compares the latest 12-month median with the one before it, so a slow season does not fool you. A big jump can mean a change in what sold, not only in prices.
- Compare pins one area, so the next tap shows both side by side.
