Good news if you rent in Dubai: asking rents in Downtown Dubai are down AED 50,000 in a year. Property Finder’s Q3 2026 rental analysis shows the median asking rent for a Downtown apartment fell from AED 230,000 to AED 180,000, a drop of 21.7%.
Which areas got cheaper?
Median asking rent per year for apartments, Q3 2026 compared with Q3 2025:
| Area | Q3 2025 | Q3 2026 | Change |
|---|---|---|---|
| Downtown Dubai | AED 230,000 | AED 180,000 | -21.7% |
| Dubai Marina | AED 155,000 | AED 130,000 | -16.1% |
| Meydan | AED 74,999 | AED 65,000 | -13.3% |
| Business Bay | AED 120,000 | AED 105,000 | -12.5% |
| JVC | AED 79,999 | AED 71,999 | -10% |
Why are asking rents falling?
More homes than hunters. The average number of apartments advertised for rent each day in September 2026 was 55% higher than a year earlier, while renter enquiries rose 15%. With more choice, landlords now compete for tenants.
What does the drop mean in dirhams a month?
A fall of AED 50,000 a year in Downtown is about AED 4,170 a month. In Dubai Marina the median drop is AED 25,000 a year (about AED 2,080 a month), in Business Bay AED 15,000, in Meydan about AED 10,000 and in JVC about AED 8,000. These are gaps between medians, not discounts you will automatically get, but they show how much more room tenants have than a year ago.
A median is the middle price: half of the listed flats ask for more and half for less. That is why a change in the mix of homes on the market, such as more large villas in Al Furjan, can move the median even when no single landlord changes the price.
Which area went the other way?
Al Furjan villas. The median asking rent rose 15%, from AED 330,000 to AED 379,999. Property Finder says this was partly because more five-bedroom villas came onto the market, which pushes up the median.

Are asking rents the same as what tenants pay?
No. These are median advertised rents, not signed contracts, and individual homes vary. Gulf News, citing fäm Property data, reported that signed rents fell by about 11% over the same period, compared with 21.7% for Downtown asking rents. Your own deal depends on the flat, the floor and the landlord.
How can you negotiate your rent?
Property Finder’s chief revenue officer said this is a good time for tenants to compare options and negotiate. Three steps:
- Renewing: check your flat on the Dubai Land Department Rental Index before you sign.
- Moving: treat the asking rent as a starting point and make an offer.
- Either way: ask about more cheques, not only a lower price.
The asking rent is now just the opening offer.
