Dubai Marina: AED 2,044 per sq ft, and who it suits
Median sales hit AED 2,044 per sq ft in the 12 months to 16 Oct 2026, up 10.0%, and a new 1-bed lease averages AED 87,437 a year.
Dubai Marina homes sold at a median of AED 2,044 per sq ft in the 12 months to 16 Oct 2026, and that median is up 10.0% on the year before. More than 200 residential towers stand around this waterfront district, so it is one of the most built-up addresses in Dubai. Here is what the numbers mean and who they suit.
How much does a home in Dubai Marina cost?
The median registered sale price was AED 2,044 per sq ft. It covers all residential types in the community (apartments, villas and townhouses, off-plan and ready) over the 12 months to 16 Oct 2026. It comes from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations, so it shows what buyers paid, not what sellers asked.
The median is 10.0% higher than the median for the previous 12 months. A median moves with the mix of homes sold, so it is not the rise in the price of one flat. The figure rests on 2,267 sales, a large sample. Other published studies of Dubai Marina show a different year-on-year change, so read the 10.0% as one reading and not a promise. New-launch and resale homes can also sell at very different prices per sq ft.
What is the rent in Dubai Marina?
A new 1-bed lease in Dubai Marina averaged AED 87,437 a year in July to September 2026. These are DLD registered new 1-bed leases, reported through Bayut TruView. That is 14% lower than July to September 2025. The figure is for new leases, so it can differ from a renewal or from the advertised rents on listing sites.

ERE Homes, a Dubai broker, published median registered sale prices by size in its Dubai Marina guide (4 Sep 2026). They use DLD data for the trailing year to 9 Apr 2026, a different period and cut from the per sq ft figure above, so do not compare the two directly.
| Size | Median registered sale price |

| Studio | AED 1.35M |
| 1-bed | AED 1.8M |
| 2-bed | AED 2.71M |
Is Dubai Marina freehold and who builds there?
Yes. Dubai Marina is a freehold area, so people of any nationality can own property there. Emaar Properties developed the district from 2003. Its first phase, covering 10 hectares, included six freehold apartment buildings. Later towers followed, and the tallest, Ciel Dubai Marina, rises to 366 metres. The district had about 70,550 residents in 2024.
Is Dubai Marina well connected?
- Metro: Sobha Realty station on the Red Line opened on 30 April 2010, near Interchange 5 of Sheikh Zayed Road. Bayut lists two metro stations for the area, Sobha Realty and DMCC.
- Tram: The Al Sufouh Tram runs 14.5 km from Dubai Marina to Burj Al Arab and Mall of the Emirates. It has run since 2014 and links to two Red Line stations.
- Shopping and beach: Dubai Marina Mall has 140 outlets and opened in December 2008. The Walk at Jumeirah Beach Residence is a 1.7 km strip at ground level that opened in August 2008.
- Schools: Bayut names Willow Nursery and Raffles Nursery in the area. For older children it lists Horizon International School, Dubai British School and King’s School within 15 minutes by car. Emirates International School is also close. Check each school’s current KHDA rating.
Who is Dubai Marina best for?
It suits people who want a walkable waterfront, a metro station nearby and a large choice of flats in one place. Renters get a deep market with many towers. Buyers who plan to let a flat out will find many comparable homes, which makes it easier to check prices. It is less suited to anyone who wants a private garden.
What are the trade-offs?
- Dense living. With more than 200 towers, expect busy streets at peak hours.
- Service charges vary a lot. ERE Homes notes that Marina charges range widely by tower, so ask for the exact charge of the building you like.
- Towers differ in age. The district dates from 2003, so ask about the condition and maintenance record of the tower.
- The median is a mix of all homes sold. A flat in a particular tower can sell well above or below it.
