Palm Jumeirah: AED 3,595 per sq ft, and who it suits

Median sales were AED 3,595 per sq ft in the 12 months to 16 Oct 2026, up 30.4% on a mixed stock, and a new 1-bed lease averages AED 143,915 a year.

Palm Jumeirah homes sold at a median of AED 3,595 per sq ft in the 12 months to 16 Oct 2026, and a new 1-bed lease averages AED 143,915 a year. It is a 5.72 square kilometre island shaped like a palm tree, built by Nakheel and open to buyers of any nationality. Here is what the numbers mean.

How much does a home on Palm Jumeirah cost?

The median registered sale price was AED 3,595 per sq ft. It covers all residential types on the island (apartments, villas and townhouses, off-plan and ready) over the 12 months to 16 Oct 2026. It comes from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations, so it shows prices paid, not asking prices. It rests on 1,246 sales.

The median is 30.4% higher than the median for the previous 12 months. Read that with care. The Palm sells very different homes, from studios to large villas, and a median moves with the mix sold, so part of the 30.4% is a mix effect and not a rise in every home’s price. Treat the level as a mixed-stock median, and look at recent sales of the exact building or frond when you value a home.

What is the rent on Palm Jumeirah?

A new 1-bed lease on the Palm averaged AED 143,915 a year in July to September 2026. These are DLD registered new 1-bed leases, reported through Bayut TruView. That is 10% lower than July to September 2025. On the same basis, a new 1-bed in Dubai Marina averaged AED 87,437, so the Palm costs AED 56,478 a year more.

Villas are priced in a different range, and prices vary by frond, view, building and finish, according to ERE Homes.

Is Palm Jumeirah freehold and who builds there?

Yes. Property Finder calls Palm Jumeirah a freehold community open to buyers of any nationality. Nakheel developed it through land reclamation, and work began in June 2001. The island is split into the trunk, the fronds and the outer crescent. Over 25,000 people lived there in 2022 according to Wikipedia. The island has hotels such as Atlantis The Palm and Atlantis The Royal. ERE Homes says the island is largely past the stage of big new-supply waves, with new launches arriving in small numbers.

Is Palm Jumeirah well connected?

  • Monorail: The Palm Jumeirah Monorail is 5.45 km long and opened on 30 April 2009. Its stations include Atlantis Aquaventure, Al Ittihad Park, Palm Jumeirah Mall (formerly Nakheel Mall) and Palm Gateway. The line was suspended in December 2025 for station maintenance and resumed in June 2026.
  • Tram: Palm Gateway station connects to the Dubai Tram at Palm Jumeirah station.
  • Metro: There is no metro station on the island. Dubai Internet City is the nearest current metro station, and an extension of the Red Line is planned.
  • Shopping and leisure: Palm Jumeirah Mall opened as Nakheel Mall on 28 November 2019. Beaches and resort-style private beach access are part of the appeal.

Who is Palm Jumeirah best for?

The Palm suits buyers who want a beach and sea views, and who accept a higher price per sq ft than most other Dubai areas. It also fits families looking for a villa with direct beach access and people who want a hotel-style lifestyle in a branded residence. Renters should note that a new 1-bed here costs more a year than in Dubai Marina or JLT.

What are the trade-offs?

  • The median per sq ft is a mixed-stock figure. A studio and a beachfront villa sit in the same number, so do not use it to price one home.
  • There is no metro on the island, and the monorail was out of service for part of 2025 to 2026. Many residents drive.
  • Prices vary widely by frond, view, building and finish.
  • A service charge range for the Palm isn’t published here. Ask for the charge of the exact building.
