Samana is building 840 homes on Dubai’s World Islands, with prices expected to start under AED 2 million. The project was announced on 15 October 2026. It is worth more than AED 4 billion and is the first under Samana’s new premium brand, Samana Collecta.

What is Samana Collecta building?

The plan covers 840 branded residences, plus 7 floating villas and 2 tree villas. Homes range from studios to 4-bedrooms, all with sea views. Samana says the island is built for living, not holidays. Planned features include beaches, a lagoon, pools, a beach club, spas, gyms and co-working space.

There is also a floating Italian restaurant with a Michelin-recognised partner. Samana has acquired about six island plots on The World Islands, according to Gulf Business.

How would you get to the mainland?

By yacht. The developer plans a yacht shuttle to mainland Dubai every 30 minutes. The piers will be named closer to launch.

When can you move in?

Samana’s own handover target is about 39 months. The contract allows four years from the start of construction. Key dates as they stand in October 2026:

  • 15 October 2026: project announced
  • Now: expressions of interest are open
  • About 39 months after construction starts: Samana’s target
  • Four years after construction starts: the contract limit

How much will a home cost?

Entry homes are expected to start below AED 2 million. The price list and payment plan have not been published yet, so treat any number as a guide until Samana releases them. For comparison, a typical Palm Jumeirah apartment sold for about AED 6 million to 7 million in the year to November 2025, according to Sotheby’s International Realty UAE.

That makes this an island address at a fraction of the Palm price, if the expected entry price holds.

What is still unknown?

This is a launch announcement, not a sales release.

Quite a lot, which is normal at this stage of an off-plan launch:

  • The price list and payment plan have not been published
  • The yacht shuttle piers are to be announced
  • The Italian luxury brand partner and the Michelin-recognised restaurant partner are not yet named
  • The start date of construction, which sets the 39-month and four-year clocks, has not been given

In short: AED 4 billion, 840 homes, entry prices expected under AED 2 million, and a lot still to be confirmed.

What should buyers check?

This is an off-plan project, so the usual steps apply. Ask for the registered payment plan when it is released. Pay only into the project’s escrow account. Check the completion date registered with the Land Department, and confirm the pier and ferry arrangements, because they are still to be announced. The images released so far are developer renders.
