Business Bay: what a home costs and who it suits
Homes in Business Bay sold at a median AED 2,447 per sq ft in the 12 months to 16 October 2026, from registered sales.
Business Bay homes sold at a median of AED 2,447 per sq ft over the 12 months to 16 October 2026, and that median is 27.0% higher than in the 12 months before. It is Dubai’s canal district, a few minutes from Burj Khalifa, and it is still being built. Here is what the registered numbers say, and who the area suits.
How much does a home in Business Bay cost?
The price per sq ft is AED 2,447 per sq ft. This is the median registered sale price over the 12 months to 16 October 2026, for all residential types, off-plan and ready. It comes from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations. It is not an asking price. The analysis counted 6,311 registered sales in the area over that period.
The 12-month change is +27.0%, compared with the 12 months before. Treat that figure with care. A median moves with the mix of homes sold, and in this period more completed units and newer launches were in the mix. It does not mean that every flat in Business Bay gained 27.0%. Confidence in the data is high because the sample is large.
What is the rent in Business Bay?
A new 1-bed lease in Business Bay averaged AED 87,145 a year. That figure is based on DLD registered new 1-bed leases for July to September 2026, as shown by Bayut TruView, so it reflects contracts that tenants actually signed and not listing prices. A year-on-year rent change for Business Bay isn’t published in our data yet, so we do not give one.
What do you get for your money?
Price per sq ft is an area figure. Buyers usually think in unit types, so here are median registered sale prices by bedroom from Prop971, which uses DLD data. They cover the 12 months to 21 October 2026 and use a slightly later cut-off than the figure above, so they are a separate measure and should not be compared directly with it.
| Unit | Median registered sale price |
|---|---|
| Studio | AED 1.15M |
| 1-bed | AED 2.02M |
| 2-bed | AED 3.07M |
Prop971 also reports that about 60% of sales in the area in the last 12 months were off-plan. That matters because off-plan units are sold at launch prices, often before a building exists.
Is Business Bay freehold and who builds there?
Yes, Business Bay is listed among Dubai’s freehold areas where foreigners can buy. The district was launched around 2003, and its roads and infrastructure were completed in 2008. Dubai Properties, part of Dubai Holding, built early projects such as Executive Towers and Bay Square. Today the most active private developers are Damac (23 projects), Binghatti (9) and Omniyat (6), according to Prop971.
The area sits immediately south of Downtown Dubai. It was built along an extension of Dubai Creek, and the Dubai Canal, inaugurated on 9 November 2016, starts here and runs to the sea through Safa Park and Jumeirah.
Is Business Bay well connected?
Business Bay Metro Station is on the Red Line and opened on 15 October 2010. Burj Khalifa/Dubai Mall station, also on the Red Line, is the next stop towards Downtown. The district runs towards Sheikh Zayed Road. For shopping, Bay Avenue gives you retail and cafes inside the district, and The Dubai Mall is close. Test your own commute at rush hour before you decide, because the best building for you depends on which exit you use.
Who is Business Bay best for?
It suits professionals who want to live near work in Downtown or DIFC and like a lively city setting with canal walks. It also suits investors who want a high number of units to choose from and a well-known address. Families can live here too, but the district is mostly towers, and the schools that area guides list, such as Jumeirah English Speaking School, are in nearby Al Safa.
What are the trade-offs?
- Construction is still going on. New towers, such as Eywa Tree of Life on the canal, are being built, so noise and dust are part of daily life in some streets.
- Many sales are off-plan. About 60% of recent sales were off-plan, so check the developer, the escrow account and the handover date.
- The price change is a mix effect. The +27.0% median change should not be read as growth for every building.
- Towers differ a lot. View, floor, building age and service charge change the price more than the area average does. Ask for the service charge of the exact building.
