Dubai Hills Estate: AED 2,416 per sq ft, and who it suits
Homes in Dubai Hills Estate sold at a median AED 2,416 per sq ft, 13.3% more than a year earlier, in registered Dubai Land Department deals.
A home in Dubai Hills Estate now sells for a median AED 2,416 per sq ft, 13.3% more than a year earlier. That is the median registered sale price per sq ft over the 12 months to 16 October 2026, across all residential types (apartments, villas and townhouses, off-plan and ready). It comes from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations, so it shows what buyers paid, not what sellers asked.
How much does a home in Dubai Hills Estate cost?
The median is AED 2,416 per sq ft, based on 2,784 registered sales in the 12 months. The +13.3% compares that median with the previous 12 months. Read it with care: a median moves with the mix of homes sold, so more villas or new apartments in one year can lift it even if no single home changed price. The sample is large, so the figure is a solid guide to the community as a whole.
The asking prices below are a different measure. They come from Property Finder listings pages in October 2026, not from registered sales, so do not set them against the DLD median.
- Studios: listings from AED 929.9K to AED 1.7M (32 listed)
- 1-bed apartments: from AED 1.1M to AED 3.8M (1,196 listed)
- 2-bed apartments: from AED 1.5M (1,073 listed)
- Townhouses: from AED 4.6M to AED 7.3M (57 listed)
What is the rent in Dubai Hills Estate?
A new 1-bed lease averaged AED 90,156 a year in July to September 2026. That is 9% lower than July to September 2025. The figure is the average of new 1-bed leases registered with the DLD, reported through Bayut TruView. It covers new leases only, so a renewal in the same building can differ.
Is Dubai Hills Estate freehold and who builds there?
Yes, it is a freehold area where foreigners can buy, according to Bayut’s area guide. Emaar Properties develops the community as a joint venture with Meraas. It covers more than 11 million sq m (about 2,700 acres) and was described at launch as the first phase of Mohammed Bin Rashid City. Homes range from low-rise apartments to townhouses and large villas.
The open space is a big part of the offer. Dubai Hills Golf Club has an 18-hole course, Dubai Hills Park covers 180,000 sq m, and Emaar lists 54 km of jogging and cycling tracks. Dubai Hills Mall opened on 17 February 2022 at the junction of Al Khail Road and Umm Suqeim Street.
Is Dubai Hills Estate well connected?
By road, very. The community sits where Al Khail Road meets Umm Suqeim Street, and Emaar puts Dubai International Airport about 20 minutes away. Dubai Hills has no Metro station of its own. Residents often use Equiti Metro Station on the Red Line, and the RTA runs circular bus route DH1 between Dubai Hills and that station at one-hour intervals. Check the RTA timetable before you rely on it for a daily commute.
What about schools and daily life?
Wellington Academy, Al Khail, follows the British curriculum and was rated Very Good by the Knowledge and Human Development Authority (KHDA) in 2023-24. Full KHDA inspections have been paused for the 2025-26 school year, so that rating is the latest on file. Blossom Nursery is inside the community. For health care, Emaar lists King’s College Hospital and Mediclinic Park View Hospital within Dubai Hills.
Who is Dubai Hills Estate best for?
Families who want a green, planned community with a mall, schools and a hospital close by, and who are happy to drive. It also suits buyers who prefer a master-planned address from a large developer to an older neighbourhood. Studio and 1-bed asking prices start around AED 0.9M to AED 1.1M, so smaller budgets have options too.
What are the trade-offs?
There is no Metro station in the community, so a car makes life easier. Villa and townhouse asking prices start much higher than apartments, at AED 4.5M and above on Property Finder for villas. Some parts are still being completed: Emaar lists Hillside Park as upcoming. Rents for new leases have eased, which is good news for tenants but worth knowing if you plan to buy to let.
