Mirdif homes sell at AED 1,296 a sq ft: villas, schools, metro
A family neighbourhood ten minutes from the airport, where homes sold at a median AED 1,296 per sq ft, 9.1% more than a year earlier.
Mirdif homes sold at a median of AED 1,296 per sq ft over the last 12 months, and that median is 9.1% higher than in the 12 months before. This is the median registered sale price per sq ft over the 12 months to 16 October 2026, across all residential types (apartments, villas and townhouses, off-plan and ready), from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations. It is a registered price, not an asking price. The sample is small, with 187 sales in the period, so treat it as a guide, and remember a median moves with the mix of homes sold. Mirdif is mostly villas and townhouses, so the figure is not an apartment price.
Mirdif sits next to Dubai International Airport, which Property Finder puts about ten minutes away. Wikipedia places it between Al Mizhar to the north and Al Warqaa to the south, with Mushrif Park to the east. It is a long-established family area, with shopping centres, schools and parks already in place.
How much does a home in Mirdif cost?
The DLD-based median is AED 1,296 per sq ft, up 9.1% on the previous 12 months. With 187 sales in a year, a few large villa sales can shift the number, so do not use it to price one house. For a specific home, compare recent registered sales on the same street and plot size.
What is the rent in Mirdif?
A registered average 1-bed rent for Mirdif isn’t published yet, and we do not estimate one. Most homes here are villas and townhouses rather than 1-bed flats, so the best check for a rent is recent listings and the DLD rental index for the exact house type.
What do you get for your money?
Asking prices on Property Finder in October 2026 showed 3-bedroom villas in Mirdif from AED 3.5M to AED 6.7M, based on five listings. That is a very small sample, so it shows the range, not a typical price. We could not find a current, sourced price range for apartments or other villa sizes, so we leave them out rather than guess.
Is Mirdif freehold and who builds there?
Only parts of Mirdif are open to foreign buyers. Property Finder says freehold ownership is available for overseas buyers. Bayut’s area guide names Mirdif Hills as having freehold apartments and describes most other areas, such as Shorooq and Ghoroob, as rental-only. Wikipedia calls Mirdif Hills the first freehold development in Mirdif. Uptown Mirdif was developed by Union Properties, according to Wikipedia. Always confirm the title type of the exact home with DLD.
Is Mirdif well connected? (metro, roads)
Mirdif has no metro station today. Bayut says RTA buses link residents to Centrepoint (Rashidiya) Metro station on the Red Line, about ten minutes away by car. That will change: the Dubai Metro Blue Line is due to open on 9 September 2029, and Gulf News lists Mirdif among its key areas, with an interchange with the Red Line at Centrepoint. Until then, most residents drive or take the bus.
What is nearby?
- Schools: Uptown School (IB), Mirdif American School and Star International School Mirdif, as named by Bayut.
- Malls: City Centre Mirdif (opened 16 March 2010 according to Wikipedia), Uptown Mirdif, Mirdif 35 and Abaya Mall.
- Health: Property Finder names Saudi German Hospital and HMS Mirdif Hospital within ten minutes.

Who is Mirdif best for?
Mirdif suits families who want a house, a school run measured in minutes, and a short drive to the airport. It also suits people who work near Dubai International Airport or in Deira and want more space than a city flat gives. It is a good match for buyers who prefer a settled neighbourhood to a new development still under construction.
What are the trade-offs?
There is no metro station inside Mirdif until the Blue Line opens in 2029, so daily life leans on the car. Freehold options for foreign buyers are limited to a few projects, which narrows the choice compared with areas that are freehold throughout. And the price figure rests on a small number of sales. Weigh these against the space, schools and shops that are already open.

Who it suits
Mirdif suits families who want a house or townhouse, schools and shops already open, and a short drive to Dubai International Airport. It also suits people who work in Deira or near the airport. It is a weaker fit for foreign buyers who want freehold across the whole district, since only some projects such as Mirdif Hills are open to them, and for anyone who wants a metro station at the door before 2029.
