The Dubai Metro Blue Line opens on 9 September 2029, and these five areas get their first metro station: Dubai Creek Harbour, International City, Dubai Silicon Oasis, Mirdif and Dubai Festival City. The line runs about 30 km with 14 stations, and all five areas have no metro today.

The Roads and Transport Authority (RTA) forecasts that land and property values near stations could rise by up to 25%. Here is what homes cost in each area now.

What do homes cost along the Blue Line?

Average apartment price per sq ft from Dubai Land Department sales, July to September 2026, with the same period of 2023 for comparison, and the average new 1-bed lease:

Area Jul-Sep 2023 Jul-Sep 2026 Change New 1-bed lease a year
Creek Harbour AED 2,174 AED 2,530 +16% AED 92,021
Festival City AED 1,165 AED 1,332 +14% AED 95,984
Silicon Oasis AED 721 AED 1,206 +67% AED 59,094
Mirdif AED 997 AED 1,184 +19% AED 61,819
International City AED 598 AED 907 +52% AED 44,847

Prices rose across Dubai in the same period, so the Blue Line is not the only reason for these gains. Averages hide big differences between buildings, so check the walk to your station before you buy.

Which stops are on the line?

The key stops include Creek and Al Jaddaf, Festival City, Creek Harbour, Ras Al Khor, International City, Silicon Oasis, Academic City, Centrepoint, Mirdif and Al Warqa. The line crosses Dubai Creek on a 1.3 km bridge, and the Mirdif branch connects to the Red Line at Centrepoint. The five areas in this article are about 10 to 25 minutes apart on the route.

Dubai Creek Harbour: where is the highest metro station?

Creek Harbour gets Emaar Properties Station, a 74 m station designed by SOM that is billed as the world’s highest metro station. It will serve about 40,000 residents. Apartments sold for AED 2,530 per sq ft this summer, the most expensive of the five.

Dubai Silicon Oasis: which area grew the most?

Silicon Oasis posted the biggest jump since 2023. Apartments sold for AED 721 per sq ft in summer 2023 and AED 1,206 in summer 2026, a rise of 67%.

Mirdif: villa country gets a metro

Dubai Festival City: first stop after the bridge

Trains will cross Dubai Creek on a 1.3 km bridge, the metro’s first, into Festival City. Apartments averaged AED 1,332 per sq ft and a new 1-bed lease AED 95,984 a year.
