Dubai Creek Harbour: what a home costs and who it suits

Homes in Dubai Creek Harbour sold at a median AED 2,564 per sq ft in the 12 months to 16 October 2026, up 6.4% on the year before.

Dubai Creek Harbour homes sold at a median of AED 2,564 per sq ft over the 12 months to 16 October 2026, 6.4% more than in the 12 months before. It is a new waterfront district on the creek, built by Emaar, and much of it is still being finished. Here is what the numbers say and who it suits.

How much does a home in Dubai Creek Harbour cost?

The price per sq ft is AED 2,564 per sq ft. This is the median registered sale price over the 12 months to 16 October 2026, for all residential types, off-plan and ready. It comes from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations, not from asking prices. The analysis counted 3,996 registered sales, which is a large sample, so confidence in the figure is high.

The median is 6.4% above the median for the 12 months before. Most of the sales in the period were off-plan, which means buyers paid launch prices for homes that were not yet built. Because the median moves with the mix of units sold, it should be read as a guide to the area and not as the price of any one flat.

What is the rent in Dubai Creek Harbour?

A registered 1-bed rent for Dubai Creek Harbour isn’t published yet, so we do not give one. We would rather show no figure than an estimate. If you plan to rent here, ask the agent for recent contracts in the exact building and compare them with the DLD rental index.

What do you get for your money?

Property Finder, which lists homes for sale in Dubai Creek Harbour, showed these asking-price ranges in October 2026:

Unit Asking price range
1-bed AED 1.6M to 2.3M
2-bed AED 2.4M to 3.4M

These are asking prices from live listings. They are a different measure from the registered sale median above, so do not compare the two directly. We did not find a sourced studio range.

Is Dubai Creek Harbour freehold and who builds there?

Yes. Dubai Creek Harbour is listed among Dubai’s freehold areas where foreigners can buy. Dubai Holding describes the project as about 6 sq km on the creek. It was built as a joint venture between Emaar and Dubai Holding, and in August 2022 Emaar announced a deal to take full ownership for AED 7.5 billion, so Emaar is the developer to know here.

The district is known for Creek Beach, a low-rise urban beach neighbourhood next to Creek Marina and its yacht club. The Ras Al Khor Wildlife Sanctuary, a wetland known for its flamingos, is close by and has three birding hides open to visitors.

Is Dubai Creek Harbour well connected? (metro and roads)

There is no metro station inside the community today. The Dubai Metro Blue Line is planned to serve it, with a station called Emaar Properties Station, 74 metres tall, which Gulf News reports is scheduled for completion in 2029. Until then, most residents rely on cars and taxis.

Two big landmarks are still to come. Dubai Square mall is under construction, and Emaar founder Mohamed Alabbar said in November 2025 that it would open within three years. Dubai Creek Tower is in redesign, and Wikipedia reports that its construction tender was delayed in June 2026.

Who is Dubai Creek Harbour best for?

It suits buyers who want a modern waterfront home from a large developer and who are happy to wait while the district fills in. It is a good fit for people who value water views, walking paths, nature and a calmer pace than the central business districts. It is also a sensible choice for investors who plan to hold for several years, because the neighbourhood will look quite different once the metro and the mall arrive.

What are the trade-offs?

  • Construction continues. Mostly off-plan sales mean many buildings are still rising, and handover dates matter. Check the escrow account and the developer’s record.
  • Transport is car-based for now. The metro is scheduled for 2029.
  • Landmarks are not finished. Dubai Square and Dubai Creek Tower are not open yet, so do not buy only for the view of a building that does not exist.
  • No rent figure. Without a registered rent, work out the yield from real contracts, not brochures.
