Median sales were AED 1,646 per sq ft in the 12 months to 16 Oct 2026, and a new 1-bed lease averages AED 80,173 a year.
Jumeirah Lakes Towers, known as JLT, sold homes at a median of AED 1,646 per sq ft in the 12 months to 16 Oct 2026, and a new 1-bed lease averages AED 80,173 a year. The district packs 26 clusters of towers around three lakes, with two metro stations on its doorstep. Here is what the numbers mean.
How much does a home in JLT cost?
The median registered sale price was AED 1,646 per sq ft. It covers all residential types in the community, off-plan and ready, over the 12 months to 16 Oct 2026. It comes from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations, so it shows prices paid, not asking prices.
That median is 14.1% lower than the median for the previous 12 months. A median shifts with the mix of homes sold, so it does not tell you what one flat in one tower did. The figure rests on 1,611 sales, a large sample. If you are comparing buildings, look at recent sales in the exact tower.
What is the rent in JLT?
A new 1-bed lease in JLT averaged AED 80,173 a year in July to September 2026. These are DLD registered new 1-bed leases, reported through Bayut TruView. A year-on-year rent change for JLT isn’t published yet. On the same basis, a new 1-bed in Dubai Marina averaged AED 87,437, which is AED 7,264 a year more than in JLT.
What do you get for your money?
Betterhomes, a Dubai broker, lists average sale prices in its JLT buyers’ guide (published 27 March 2026). The guide does not state the period behind them, and they are not the same as the DLD median per sq ft above, so do not compare the two.
| Size | Average sale price |
|---|---|
| Studio | AED 900,000 |
| 1-bed | AED 1,340,000 |
| 2-bed | AED 2,363,000 |
Is JLT freehold and who builds there?
Yes. Property Finder describes JLT as a freehold, mixed-use community developed by the Dubai Multi Commodities Centre (DMCC), so buyers of any nationality can own property there. The towers are arranged in 26 clusters, lettered A to Z, with three towers in each. The first tower, Saba, was completed in December 2006, and by April 2011 over 80% of the towers were finished. The district has three lakes, Lake Almas West, Lake Almas East and JLT Lake, and a 55,000 sq m park on the site of a fourth lake, Lake Elucio.
Is JLT well connected?
- Metro: Two Red Line stations serve JLT, DMCC and Sobha Realty. Property Finder also lists tram access and links to Sheikh Zayed Road.
- Schools: There are few schools inside JLT. Betterhomes gives drive times from the district: Dubai British School Jumeirah Park 10 minutes, Dubai British School Emirates Hills 11, The Winchester School Jebel Ali 11, Emirates International School Meadows 14, Regent International School 15 and American School of Dubai 23. Check each school’s current KHDA rating.
- Daily needs: The area has a park, playgrounds and mosques, and a free zone office district beside it.
Who is JLT best for?
JLT suits people who want tower living with a metro station close by at a lower rent than the Marina. It works for professionals who work in the DMCC free zone or nearby, and for first-time buyers who want a studio or 1-bed. Investors who plan to let will find many similar flats, which helps when pricing a rent.
What are the trade-offs?
- Dense and tower-heavy. With 26 clusters, expect busy streets at peak hours and a lot of choice between buildings of different age and quality.
- Schools are outside the district, 10 to 23 minutes by car according to Betterhomes.
- Some building is still going on. Wikipedia notes that Cluster Z was still under construction as of August 2024, so ask about works next to a tower before you buy.
- A service charge range for JLT isn’t published here. Ask for the exact charge of the building you like.
