Jumeirah homes: AED 7,639 a sq ft in Jumeirah 2

The one registered Jumeirah price is AED 7,639 per sq ft, from 86 sales in Jumeirah 2, the beach district of low-rise villas.

In Jumeirah 2, the median registered sale price is AED 7,639 per sq ft. That is the only registered figure published for the Jumeirah coast, and it comes from just 86 sales in the 12 months to 16 October 2026, so it describes a small, high-end slice of a long beach district.

How much does a home in Jumeirah cost?

The AED 7,639 per sq ft figure is the median registered sale price in Jumeirah 2 over the 12 months to 16 October 2026, for all residential types, from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations. They are registered prices, not asking prices. Those 86 sales were mostly villas and land, and that mix pushes the level up. A figure for Jumeirah 1 or Jumeirah 3 is not published, and a change against the previous year is not published either, because the sample is too small to be fair. We rate our confidence as medium. Use the number to understand the top of the market, not an average flat.

What is the rent in Jumeirah?

A registered average rent for a one-bedroom in Jumeirah isn’t published yet, and we do not estimate one. Rents here swing widely between a small apartment and a beach villa. Check the DLD Rental Index for the exact street or building.

What do you get for your money?

Real Estate Club Dubai’s Jumeirah guide, updated in July 2026 and quoting Bayut, gives these apartment prices for Jumeirah 1:

Home (Jumeirah 1) Price per Bayut, quoted July 2026
1-bed apartment from about AED 1.3 million
2-bed apartment AED 1.8 million to 3 million
3-bed apartment AED 3.2 million to 3.7 million

The same guide says Port de La Mer apartments start from about AED 1.7 million, a developer starting price from Meraas. These are listing-style figures and not registered sales, so do not compare them with the DLD number above. Villa prices depend so heavily on plot size and distance from the beach that we do not give a range. Look at recent registered transactions on the street you like.

Can foreigners buy in Jumeirah?

Mostly not on the mainland strip. The Real Estate Club Dubai guide says the main district is leasehold for non-GCC nationals, with registered terms of up to 99 years. There are freehold pockets: La Mer and Port de La Mer in Jumeirah 1, which the guide describes as open to all nationalities, and Jumeirah Bay Island, a Meraas freehold development. Ask for the title type before you pay a deposit.

Is Jumeirah well connected?

Jumeirah has no Metro line of its own. The guide says Emirates Towers, Financial Centre and World Trade Centre stations on Sheikh Zayed Road are about a 10-minute drive from Jumeirah 1, and that bus routes 8, 15, 93 and X28 serve the area. The main roads are Jumeirah Beach Road (D94), Al Wasl Road (D92), Al Diyafah Street and Sheikh Zayed Road (E11). Downtown Dubai is about 15 minutes away by car and DIFC about 10.

What is there to see and do?

  • Jumeirah Mosque: opened in 1979, one of few mosques in Dubai open to non-Muslim visitors on guided tours.
  • Beaches: La Mer in Jumeirah 1 has a beach club and boardwalk, and Kite Beach lies next to Jumeirah 3.
  • Mercato Shopping Mall: in Jumeirah 1.
  • Burj Al Arab: the hotel stands on an artificial island 280 m off Jumeirah Beach.
  • Schools: Jumeira Baccalaureate School (IB, run by Taaleem, opened 2010) and Al Shorouq Private School are in Jumeirah 1.

Wikipedia describes Jumeirah as a coastal residential area of mainly low-rise private homes and hotels, popular with expatriates working in Dubai. Archaeologists have found that the area was inhabited as far back as around the 10th century.

Who is Jumeirah best for?

Buyers with a large budget who want a villa near the sea, families who value established schools and quiet streets, and renters who want beach access close to the city. Buyers who want a flat should look at the freehold pockets first.

What are the trade-offs?

Entry prices are high, most of the district is leasehold for non-GCC buyers, and there is no Metro line in the district, so most people drive. The single registered price we have rests on only 86 sales, so it can move a lot with one or two large transactions.
