Deira: what living in Old Dubai costs and who it suits
A 1-bed in Deira advertises at an average AED 60,000 a year, in the historic trading quarter beside Dubai Creek.
A 1-bed flat in Deira advertises at an average of AED 60,000 a year, based on Property Finder listings. Deira is Old Dubai, the trading quarter at the northern end of Dubai Creek, with souks, metro stations and a mall at the door. For most foreign residents it is a place to rent, not to buy. Here are the facts.
How much does a home in Deira cost?
A registered price per sq ft for Deira isn’t published yet. The community table from Dubai Land Department (DLD) sales registrations that we use has no row for Deira, so we do not give a figure and we do not estimate one. There is also no 12-month price change to report.
Ownership rules are the main reason. Property Finder’s list of non-freehold areas, published on 15 May 2026, includes Al Rigga, Al Muraqqabat and Al Sabkha, which are parts of Deira. In non-freehold areas, only Emirati and GCC investors can buy. Some buildings or pockets may follow different rules, so ask the DLD before you assume anything.
What is the rent in Deira?
The average advertised 1-bed rent in Deira was AED 60,000 a year in June 2026, according to Property Finder’s Community Insights, reported by Gulf Business on 10 August 2026. This is a listing price, not a registered DLD lease, so what tenants actually sign can differ. Confidence in this figure is low because it is the only rent number available and it is based on advertised listings.
What do you get for your money?
Because Deira is mainly a rental market, the table below shows annual rents, all from Property Finder advertised listings:
| Unit | Advertised rent a year |
|---|---|
| Studio | About AED 38,000 |
| 1-bed | AED 60,000 average |
| 2-bed | About AED 84,000 |
The studio and 2-bed figures come from Property Finder’s Deira rental page, which says it uses the last 12 months of listing data, as seen in October 2026. The 1-bed figure is the June 2026 average above. These are advertised prices, so ask what the landlord has actually agreed in the same building.
Is Deira well connected? (metro, roads, shopping)
Deira is well served by the Dubai Metro. On the Red Line you can use City Centre Deira and Al Rigga stations. Union is the interchange to the Green Line, which also stops at Baniyas Square, Gold Souq and Al Ras. Wikipedia notes that the City Centre Deira metro station sits at the mall’s entrance.
City Centre Deira opened on 28 November 1995 and has more than 1.2 million sq ft of retail space. It stands at a crossroad between Sharjah, Bur Dubai and the airport. Dubai Gold Souk and the new Dubai Gold District are also in Deira, and the Waterfront Market opened on the Deira Corniche in 2017.
What makes Deira different from newer areas?
Deira developed from the mid-1700s along Dubai Creek, and the creek trade by dhow continues today. The Deira Clocktower in Al Rigga, built in the early 1960s, is one of the city’s best-known landmarks. Together with Bur Dubai, Karama and Satwa, the district is part of what locals call Old Dubai.
That history shapes daily life. You get dense streets, shops and trading, and short trips to the creek. You do not get the master-planned layout of newer communities.
Who is Deira best for?
Deira suits renters on a tighter budget who want to live near the metro, markets and Dubai’s older business districts. It suits traders and small business owners, people who work near the airport or on the creek, and anyone who likes an area with a long history and plenty of everyday shops. It is less suited to buyers who are not Emirati or GCC nationals, because much of the district is non-freehold.
What are the trade-offs?
- Limited foreign ownership. Many Deira districts are non-freehold, so foreigners cannot usually buy there.
- Older buildings. Deira is one of Dubai’s oldest districts, so check the building’s condition, parking and maintenance before you rent.
- No registered price data. Without a published price per sq ft and with only advertised rents, compare several real listings and contracts.
- A busy centre. You live in a working trading district, so expect activity and traffic around the souks and main roads.
Check the latest rules with DLD or a licensed broker before you sign.
