Nakheel is adding a new 320 metre beach at Dubai Islands, close to the Bay Villas homes on Island B. The announcement came on 8 October 2026 from Dubai Holding and Nakheel, and the work is due to finish by the fourth quarter of 2027.

What exactly is being built?

The marine works upgrade about 3 km of the island’s western shoreline. The scope:

• 320 m of new beach near Bay Villas
• New breakwaters
• Old rock walls removed
• Existing beaches refurbished

The contractor is Mar Marine & Building Contracting.

Where is Dubai Islands?

Dubai Islands is a group of five islands off Deira that extends the city’s coastline. It covers 18.6 sq km and is planned for more than 230,000 residents and about 62,000 homes.

Who lives next to the new beach?

Bay Villas has 636 villas and townhouses on Island B. Nakheel has awarded a AED 2.6 billion build contract to Fibrex (August 2025) and a AED 527 million roads and utilities contract to Al Nasr (April 2026) for Island B, so construction is well under way.

How much do Bay Villas homes cost?

At launch in February 2024, 3-bed townhouses started from AED 4 million and 5-bed waterfront villas from AED 13.8 million. Since September 2026, Land Department records reported by Property Finder show Bay Villas homes selling for AED 6.4 million to AED 18.4 million:

The new beach is the next visible step for Island B, and it sits close to Bay Villas, so it matters most to people who buy or rent homes there.

Why does a beach matter for the homes next to it?

A public or community beach changes how a neighbourhood feels day to day: walking routes, views and weekend life. The marine works also replace old rock walls with new breakwaters and refurbished sand, so the shoreline near Bay Villas will look quite different by the end of 2027. Nakheel has not published separate prices for homes that face the new beach, so ask each seller or agent directly.

What should buyers check?

The new sand arrives in late 2027, not today. If you are buying, ask which homes face the new beach. Pay only into the project’s escrow account, and check the completion date registered with the Land Department.
