Burj Azizi is planned to rise 725 m on Sheikh Zayed Road, about 2 km from Burj Khalifa. Azizi Developments’ February 2026 update lists apartments from AED 4.97 million. Here is what the developer and the press say, where the sources disagree, and what to check before you pay a deposit.
What is Burj Azizi?
Burj Azizi is a mixed-use skyscraper by Azizi Developments on Sheikh Zayed Road, between Downtown Dubai and the Trade Centre area. Azizi puts the height at 725 m and the count at 140 storeys, according to Gulf News and Zawya coverage of its pricing announcement. Some earlier reports said 131 storeys, so confirm the figure in your sales contract. Azizi says it is the only freehold tower on that stretch of the road.
It is billed as the world’s second-tallest building, after Burj Khalifa. One caveat: Jeddah Tower in Saudi Arabia was reported on 5 October 2026 at about 466 m and 116 floors, with a target of late 2028 and an expected height above 1,000 m. If it finishes before Burj Azizi, Burj Azizi would be third.

How much do homes in Burj Azizi cost?
Azizi’s pricing update of 24 February 2026 lists apartments from AED 4.97 million. The range is one- to three-bedroom apartments, plus penthouses on the upper floors, each with its own lobby. Sales launched in February 2025 with homes from AED 7.5 million and a top penthouse at AED 156 million, so the entry price has fallen by about AED 2.5 million. Prices can change, so ask Azizi for the current price list.
What records does Azizi claim for the tower?
These are the developer’s claims, not independent measurements:
- Level 130: the world’s highest observation deck, at 649 m.
- Level 126: a nightclub.
- Level 122: a restaurant.
- Level 118: a hotel room.
- Level 111: the hotel lobby.

When will Burj Azizi be finished?
The completion year is not settled across sources. Gulf News and Zawya give 2029 in their February 2026 coverage, and the Gulf News photo caption says 2028. Launch-era coverage gave 2028, and some resale listings show a handover in 2029 or 2030. Ask Azizi for the date in your contract, then compare it with the completion date registered for the project on the Dubai Land Department’s Project Status page.
Work is under way. In May 2026, Azizi reported progress on two fronts: the raft foundation of the main tower, a continuous concrete slab 5 m thick, and the automated car park building, which has 9 basement levels and goes almost 30 m below ground. A recent car park pour used about 7,000 cubic metres of concrete in 40 hours. Azizi reports 750 workers on site every day.
The timeline on this page is an outline of the stages, not a published Azizi schedule. Azizi has announced a completion target, not stage dates.

Does Azizi publish a payment plan?
I found no payment plan published by Azizi that I could verify. Listing websites show different plans, including 50/50, 10/40/50, 20/50/30 and 80/20, so none of them should be treated as official. Ask Azizi’s sales team for the plan in writing, and check it against the sales contract before you sign.
How do I protect my money buying Burj Azizi?
You are buying a promise, not keys. Off-plan means you pay while the tower is built, so follow the steps in our guide to off-plan escrow. Look the project up on the DLD Project Status service and check the escrow bank. Pay only into the escrow account named in your contract. Make sure the sale is entered in the DLD’s interim register within 90 days of signing, and keep the Oqood certificate. For what you will pay on top of the price, see our guide to DLD fees.
Check the latest rules with DLD or a licensed broker before you sign.

Azizi Developments has not published a payment plan for this project. Ask for the full schedule, dates and fees in writing before you reserve. Most off-plan plans follow one shape: a small deposit, instalments tied to building progress, then the largest share at handover.
