Arabian Ranches villas: AED 2,681 a sq ft, and who they suit

Emaar's first big villa community sold at a median AED 2,681 per sq ft over the last 12 months, though only 23 homes changed hands.

Villas in Arabian Ranches sold at a median of AED 2,681 per sq ft over the last 12 months, in a community where only 23 homes changed hands. This is the median registered sale price per sq ft over the 12 months to 16 October 2026, across all residential types (villas and townhouses here), from DataHabibi’s analysis of Dubai Land Department (DLD) sales registrations. It is a registered price, not an asking price. With so few sales we do not quote a 12-month change, and we treat the figure as indicative. Arabian Ranches 2 and Arabian Ranches 3 are listed separately in the same index, so this figure is for the original community.

Arabian Ranches was launched by Emaar Properties in 2004. The original community has more than 4,000 villas and townhouses, and Property Finder says the wider area has about 15 private sub-communities. It sits on Sheikh Mohammed Bin Zayed Road, close to Global Village.

How much does a home in Arabian Ranches cost?

The DLD-based median is AED 2,681 per sq ft. Because the sample is only 23 sales, a handful of large villas can move the median, and the figure describes this one year rather than a long trend. For a specific house, compare registered sales of the same sub-community, plot size and finish. Prices differ a lot between a 2-bed townhouse and a golf-course villa.

What is the rent in Arabian Ranches?

Arabian Ranches is a villa and townhouse community, so a 1-bed rent is not the right measure, and a registered 1-bed rent for the area isn’t published. If you plan to rent, look at registered or advertised rents for the exact house type and sub-community.

What do you get for your money?

Engel & Völkers, using Property Monitor data, listed average selling prices as of December 2025. A 2-bed townhouse averaged about AED 3.68M and a 3-bed townhouse about AED 5.06M. A 3-bed villa averaged about AED 10.1M, and a 4-bed villa about AED 11.7M. These are average sale prices by house type, a different basis from the DLD median per sq ft above, so do not compare the two directly.

Is Arabian Ranches freehold and who builds there?

Yes. Property Finder and Bayut both describe Arabian Ranches as a freehold community developed by Emaar, so foreign buyers can own homes here. Emaar built the original community, and the sub-communities include Golf Homes, Polo Homes, Hattan and La Avenida. Arabian Ranches 2 (more than 1,724 villas and townhouses) and Arabian Ranches 3 are later Emaar phases with their own price levels.

What is there to do and who goes to school nearby?

  • Golf: the 18-hole Arabian Ranches Golf Club opened in February 2004 (Wikipedia).
  • Polo and riding: Dubai Polo & Equestrian Club, which Emaar describes as spanning 68 acres.
  • Schools: Jumeirah English Speaking School (UK curriculum to Year 11, then IB to Year 13) and Ranches Primary School in Arabian Ranches 2 (British curriculum to Year 6).
  • Shops and health: Arabian Ranches Shopping Centre, Ranches Souk with a Carrefour Market, and Mediclinic Arabian Ranches.

Is Arabian Ranches well connected? (metro, roads)

The community is reached by road, along Sheikh Mohammed Bin Zayed Road. The sources we read name no metro station for Arabian Ranches, so plan on a car for daily trips. Bayut says the nearest hospital is Mediclinic Park View, about 15 minutes away.

Who is Arabian Ranches best for?

It suits families who want a house with a garden, parks and pools in each sub-community, and a golf or polo club close to home. It also suits buyers who want a mature Emaar community with schools and a retail centre already open. People who work in Downtown or the Marina should test the drive at peak hour before they commit.

What are the trade-offs?

The price tags are large, with an average 3-bed villa near AED 10.1M, and with so few recent sales the DLD median is a rough guide only. There is no metro, so the car is part of the cost of living here. Each sub-community has a different price level, so an average can mislead. Visit at different times of day and compare like for like.

Who it suits

Arabian Ranches suits families who want a house with a garden in a mature Emaar community, with golf, polo, parks and schools close by, and who are comfortable using a car for daily trips. It is less suited to buyers who need a metro station nearby, who want a small flat rather than a house, or who want a price record built on many recent sales.
