Homes in Dubai’s 725 m Burj Azizi now start at AED 4.97 million. That is about AED 2.5 million below the AED 7.5 million starting price when sales launched in February 2025. Azizi Developments’ updated pricing was published on 24 February 2026.
What does a home in Burj Azizi cost?
When sales launched in February 2025, homes started at AED 7.5 million and the top penthouse was AED 156 million. In February 2026, the cheapest apartment was listed from AED 4.97 million, a fall of about a third at the entry level. Prices can change. The floor zones:
- Floors 14 to 53: hotel apartments, 1 to 2 bedrooms
- Floors 54 to 69: apartments, 1 to 3 bedrooms
- Floor 72 and above: penthouses, 3 to 5 bedrooms
Where is Burj Azizi?
On Sheikh Zayed Road, about 2 km from Burj Khalifa, between Downtown Dubai and the Trade Centre. Azizi says it is the only freehold tower on that strip.

Is Burj Azizi really the world’s second-tallest building?
The tower is billed as the world’s second-tallest, behind Burj Khalifa at 828 m. Burj Azizi’s height is 725 m, ahead of Merdeka 118 in Kuala Lumpur (679 m) and Shanghai Tower (632 m). One caveat: Jeddah Tower, planned at over 1 km, is now targeting late 2028, according to Gulf Business. If it finishes before Burj Azizi’s 2029 target, Burj Azizi would be No. 3. Even then, by 2029 only two towers on Earth should stand taller.
What records does Azizi claim?
All of these are claims by the developer:
- Level 130 (649 m): the world’s highest observation deck
- Level 126: the world’s highest nightclub
- Level 122: Dubai’s highest restaurant
- Level 118: the world’s highest hotel room
- Level 111: the world’s highest hotel lobby

When will Burj Azizi be finished?
The completion target is now 2029, moved from the 2028 date given at launch. In May 2026, reports said work was on the raft foundation and a 9-level underground car park.
What is the timeline so far?
- February 2025: sales launch, with completion promised for 2028
- February 2026: new prices from AED 4.97 million, completion now 2029
- May 2026: work at the foundations and a 9-level underground car park
- Late 2028: Jeddah Tower is due to finish
- 2029: Burj Azizi’s completion target
The numbers behind the price change: AED 7.5 million minus AED 4.97 million is AED 2.53 million, or about 34% less at the entry level. The top penthouse at launch was AED 156 million,.
What should buyers check?
You are buying a promise, not keys, yet. Off-plan means you pay while the tower is built. Pay only into the project’s escrow account, and check the completion date registered with the Land Department before you sign.
