DIFC homes: living beside 8,844 companies

DIFC counted 8,844 active companies and about 50,200 workers at the end of 2025, and its towers sit beside the Financial Centre Metro station.

DIFC is one of Dubai’s busiest business addresses: 8,844 active companies and about 50,200 financial professionals at the end of 2025, according to its annual results. People live there too, in towers beside the Gate district. What nobody has published yet is a registered price per sq ft for DIFC homes, and that is the honest starting point for this guide.

How much does a home in DIFC cost?

A registered price per sq ft for DIFC isn’t published yet in the Dubai Land Department (DLD) community data we use for the other areas, so we do not show one. Other data firms publish DIFC apartment figures, but they use different methods and are not comparable with the DLD-based numbers on our other area pages. We would rather leave the number out than guess.

What we can show are asking prices from Property Finder listings pages in October 2026. They are what sellers want, not what buyers paid.

  • Studios: listings from AED 1.2M to AED 2.3M (70 listed)
  • 1-bed apartments: from AED 1.5M (231 listed)
  • 2-bed apartments: from AED 2.3M (227 listed)

What is the rent in DIFC?

A registered 1-bed rent for DIFC isn’t published yet in the sources we use, so we do not quote one. If you plan to rent, check the DLD rental index and current listings for the exact tower, because prices differ a lot from one building to the next.

Is DIFC freehold and who runs it?

DIFC is a financial free zone of 110 hectares, launched in 2004 and set just off Sheikh Zayed Road. It has its own legal system: DIFC Courts, a common law framework and English as the working language, with the Dubai Financial Services Authority as its regulator. For property, DIFC has its own law and its own land register, separate from the DLD. The Real Property Law of 2007 guarantees ownership of freehold land and buildings inside the zone. The sources we read do not say who is eligible to buy there, so confirm your own eligibility before you pay a deposit.

The residential towers listed on Property Finder include Index Tower, Park Towers, Burj Daman, Sky Gardens and Liberty House.

Is DIFC well connected?

Yes, for the centre of Dubai. Financial Centre Metro Station on the Red Line is named after DIFC, and Emirates Towers station is the next stop toward Centrepoint. The Index and Park Towers sit near Financial Centre station. Bayut puts Dubai Mall about 10 minutes away. By road you join Sheikh Zayed Road, which gets busy at peak hours.

What is daily life like in DIFC?

Gate Avenue, the retail extension that opened in 2018, added 185 shops, restaurants and other concepts. Property Finder lists art galleries, Michelin-starred restaurants and luxury hotels in the district. For schools, Bayut names Citizens School, which teaches the British curriculum from FS1 to Year 7, plus Hummingbird Nursery and a British Orchard Nurseries branch. DIFC has also announced a Zabeel District expansion of 17.7 million sq ft that includes residential space alongside offices, hotels, retail and education.

Who is DIFC best for?

Finance and legal professionals who want to live a short walk from the office, and anyone who prefers a central, high-rise address with the Metro on the doorstep. It suits buyers and tenants who value location over space, and who are comfortable with a business-district feel on weekdays.

What are the trade-offs?

Asking prices start higher than in many family areas, with studios from about AED 1.2M. There is no published registered price or rent, so negotiate with care and ask a broker for recent sales in the same tower. DIFC is a working district first, so it has a business feel on weekdays, and peak-hour traffic on Sheikh Zayed Road is part of daily life.

Check the latest rules with DLD or a licensed broker before you sign.
